1.These terms
These terms are the agreement between you and [LEGAL ENTITY NAME], [REGISTERED ADDRESS, Cambodia], Cambodia ([COMPANY REGISTRATION NUMBER, if registered]), for your use of the Happy Home rental management software. By creating an account or using Happy Home, you agree to them.
They are written in plain English on purpose. Where a sentence sounds like it limits your rights, it probably does, and it is written plainly so that you can see it rather than find it later.
The Privacy Policy forms part of this agreement.
2.Who can use Happy Home
- You must be at least 18 years old.
- You must be a landlord, property manager, or their authorised staff, using it for managing rental property.
- If you accept these terms for a company, you confirm you are allowed to bind that company, and “you” means the company.
3.Your account
- Keep your password secret and do not share your login.
- Give each staff member their own account with the role they need. Shared logins make the audit log meaningless, and it is the audit log that settles disputes about who changed a bill.
- You are responsible for everything done through your account and the accounts you create.
- Give us accurate details, and keep your billing contact up to date.
- Tell us promptly at support@happyhome.example if you think someone else has got into your account.
4.Plans and what they include
Happy Home is sold in three plans. What separates them is how much property you manage, how many people you put on the account, and whether the two paid integrations are included:
- Starter — free. Up to 10 rooms, 1 branch, and 1 Admin user. Telegram messaging and the AI assistant are not included.
- Professional — paid. Up to 100 rooms, 1 branch, and 5 users (2 Admin, 2 Manager, 1 Guest). Includes Telegram messaging and the AI assistant.
- Business — paid. Up to 500 rooms, up to 10 branches, and unlimited users. Includes Telegram messaging and the AI assistant.
Every plan includes the core of the product — tenants, billing, invoices, expenses, maintenance, meter readings, notices, reporting and exports. Two paid capabilities are not on the free plan: sending messages to tenants over Telegram, and the AI assistant. Both cost us money per message and per question, which is why they start on Professional.
Changing to a smaller plan. You can move to a smaller plan at any time, and nothing you have entered is deleted when you do. Every room, tenant, invoice and payment stays exactly where it is, and you can keep viewing, editing and exporting all of it, and keep recording payments you collect. If the rooms you already have are more than the smaller plan allows, what pauses is the creation of new records: new rooms, and new monthly billings and invoices. Move back up to a larger plan, or reduce the number of rooms, and creating resumes immediately. We never delete your records to bring you within a plan.
The current plans, their limits, and their prices are shown on the pricing page in the app, which is what applies at any given time.
5.Prices, payment, and KHQR verification
- Prices are shown in the app, in US dollars, and are what you pay for the plan and cycle you choose. Monthly and yearly cycles are available.
- The yearly price is an introductory one. It buys your first yearly term on a plan — twelve months for about the cost of ten. Yearly terms on the same plan after that are charged at twelve times that plan’s monthly price. The plan card shows you which of the two you are paying before you pay it.
- Payment is by KHQR. You scan the code in your banking app, pay, and upload a screenshot together with the reference number.
- Verification is manual. A person on our side compares your screenshot and reference against the amount due, then approves or rejects it. This is not instant. Please allow for that when you are close to the end of a term.
- Your term starts when we approve the payment, not when you send it.
- If we reject a payment we record a reason and your subscription is unchanged. Nothing is deleted and your screenshot is kept, so a mistake can be put right.
- You can only have one payment awaiting review at a time. Wait for a decision before submitting another.
- Bank charges and currency conversion costs are yours. We record the amount we actually receive.
6.Your subscription term and renewal
- A paid subscription runs for the cycle you paid for and ends on its end date. There is no automatic card charge, because we hold no card — nothing renews by itself.
- To continue, submit another KHQR payment before your end date and allow time for review.
- The Starter plan is free and has no end date. It does not expire.
- Cancelling simply means not paying again. You keep everything you have paid for until the end of your current term.
7.What happens when a subscription expires
This section describes exactly what the software does when a paid term ends without a new payment. We are specific about it because a vague answer here is how people lose access to their own books.
What keeps working
- Viewing everything — tenants, rooms, bills, invoices, payments, reports, history.
- Exporting your data, in full.
- Editing and correcting records that already exist.
- Deleting records.
- Recording a rent payment from a tenant. This stays open deliberately. It is bookkeeping of money you have already collected, and blocking it would push your books out of step with your bank and leave your tenant looking unpaid — which would punish them for a dispute between you and us.
- Paying us. We will never block the route to renewing.
What pauses until you renew
- Creating new rooms, tenants, bills, invoices, expenses, maintenance records, meter readings, and notices.
- Generating bills and invoices in bulk.
- Importing data.
- Sending bulk notifications and reminders to tenants.
Everything resumes the moment a payment is approved. Nothing is lost in the meantime, and the work you could not do is still there to be done.
8.Plan limits
- Your plan limits how many rooms and branches you can have. When you reach a limit, the app tells you and points you at an upgrade.
- Limits apply to adding, not to keeping. If you are already above a limit — because you moved to a smaller plan, or because a limit changed — you keep everything you have. You simply cannot add more until your plan fits.
- You can always edit, rename, or remove what you already have, including to get back under a limit.
- Occasionally a limit may be exceeded by one or two records if two people add something at the same moment. We will not penalise you for that.
9.Refunds
- Paid subscriptions are generally non-refundable once the term has started.
- If we take a payment in error, charge you twice, or approve the wrong amount, tell us within 30 days and we will refund the difference or credit your next term, whichever you prefer.
- If we permanently stop offering the service during a term you have paid for, we will refund the unused part.
- The Starter plan is free, so nothing is refundable on it.

10.Acceptable use
You agree not to:
- Break Cambodian law, or any other law that applies to you, while using Happy Home.
- Store information about people that you have no proper reason to hold, or use tenant details for anything other than managing their tenancy.
- Use the notification features to harass, threaten, or intimidate anyone, or to send unsolicited marketing. Rent reminders and notices are what these tools are for.
- Upload malware, or files designed to attack the system or its users.
- Try to get into another account, another customer’s data, or any part of the system you have not been given access to.
- Probe, scan, or attack the service — including load testing or security testing — without our written permission first.
- Overload the service deliberately, or automate it in a way that degrades it for anyone else.
- Resell or rebrand Happy Home as your own product without a written agreement.
- Copy, decompile, or reverse-engineer the software.
- Remove or hide any notice of ownership, or misrepresent your relationship with us.
If you find a security problem, please tell us at support@happyhome.example rather than exploiting it or publishing it. We will not pursue anyone who reports a genuine issue responsibly and gives us a fair chance to fix it.
11.Your data and your responsibilities
- Your data is yours. We claim no ownership of your tenant records, invoices, or files, and we do not use them for anything except running the service for you.
- You are responsible for having a proper reason to hold your tenants’ information, for telling them you hold it, and for answering their requests about it. The Privacy Policy explains this in detail.
- You are responsible for the accuracy of what you enter. We calculate from your figures; we cannot know that a meter reading was mistyped.
- Keep your own copies. We take encrypted backups, but they are for recovering the whole service after an incident — they are not a personal undo button. Use the export feature regularly. This matters most for records you are legally required to keep.
- You give us permission to store, process, and transmit your data as needed to run the service — including to the providers listed in the Privacy Policy.
12.Availability and support
- We aim to keep Happy Home available and working, but we do not offer a guaranteed uptime level. We would rather say that plainly than publish a number we have not committed to meeting.
- The service depends on our hosting providers. If they have an outage, so do we, and we cannot fix it faster than they do.
- We may take the service down for maintenance. Where we can plan it, we will give notice and choose a quiet time.
- Support is by email at support@happyhome.example. We aim to reply within two business days. We have not committed to a formal response-time guarantee, so please do not rely on one — and if something is urgent, say so in the subject line.
- Since payment approval is manual, allow time for it around renewals and public holidays.
- We may change or remove features. If a change materially reduces what you get during a term you have paid for, tell us and we will sort out a fair remedy.
13.Suspension and termination
You can leave whenever you want
Stop using the service, or email support@happyhome.example to close your account. Export your data first. We do not refund the remainder of a term when you choose to leave.
When we may suspend or close an account
- A serious or repeated breach of the acceptable use rules above.
- Using the service to break the law or to harm someone.
- Non-payment, which pauses paid features as described in section 7.
- Behaviour that puts the service or other customers at risk.
Except where the law requires immediate action, or where there is a genuine risk of harm, we will warn you first and give you a reasonable chance to put it right.
If your account closes
- You will have at least 30 days to export your data, unless the law forbids it or the account was closed for serious abuse.
- After that we delete your data as described in the Privacy Policy.
- Anything you already owe remains payable.
14.Disclaimer of warranties
Happy Home is provided “as is”. To the fullest extent the law allows, we make no warranties of any kind, whether express or implied, including any implied warranties of merchantability, fitness for a particular purpose, or non-infringement.
In particular, we do not warrant that:
- the service will be uninterrupted, timely, or error-free;
- any defect will be corrected within a particular time;
- the service will meet your specific requirements;
- calculations, invoices, or reports are correct if the information they were built from was wrong.
15.Limitation of liability
To the fullest extent permitted by law:
- We are not liable for indirect or consequential loss. That includes lost profits, lost rent, lost business, lost goodwill, and the cost of substitute software — even if we were told such loss was possible.
- We are not liable for lost or corrupted data beyond restoring from our most recent working backup. This is why section 11 asks you to keep your own exports.
- Our total liability is capped at the amount you actually paid us for Happy Home in the 12 months before the event giving rise to the claim. If you are on the free Starter plan, and have therefore paid us nothing, our total liability is limited to USD 50.
- We are not responsible for failures caused by things outside our reasonable control — including outages at our hosting providers, internet or power failures, changes made by Telegram or a bank, natural events, or acts of government.
- We are not responsible for disputes between you and your tenants, or for decisions you take based on what the software shows you.
Nothing in these terms excludes liability that cannot lawfully be excluded — including liability for fraud, or for death or personal injury caused by negligence. If Cambodian law gives you a right that these terms try to remove, the law wins and the rest of this section still applies.
These limits reflect what this software costs. The price is set on the basis that we are not underwriting your rental business, and if you need us to carry more risk than this, talk to us at legal@happyhome.example before you rely on the service.
16.Indemnity
You agree to cover us for claims, losses, and reasonable legal costs arising from your use of Happy Home in breach of these terms — in particular a claim brought by one of your tenants about information you entered, or about how you used the software to communicate with them.
This does not apply where the claim is caused by our own breach of this agreement or our negligence.
17.Changes to the service and to these terms
- We may update these terms. The version number and date at the top will change, and for a material change we will tell account holders by email or a notice in the app before it takes effect.
- If you keep using Happy Home after a change takes effect, you accept the new terms. If you do not accept them, stop using the service and tell us — and if you had paid for a term you can no longer use, we will refund the unused part.
- Price changes never apply to a term you have already paid for. They apply from your next payment, and we will tell you before that payment is due.
18.Governing law and disputes
- These terms are governed by the laws of the Kingdom of Cambodia.
- Disputes are subject to the courts of Cambodia.
- Please talk to us first. Email legal@happyhome.example with the details and we will try to resolve it directly. Most problems turn out to be misunderstandings about a payment or a date.
- If any part of these terms is found unenforceable, the rest continues to apply.
- These terms, with the Privacy Policy, are the whole agreement between us about Happy Home.
